Henrico Roofing for 3 generations has offered roof replacement services to home builders, developers, and property owners. We are licensed, bonded and insured in the state of VA. Replacement of a roof for a new home or business can be fraught with time delays because of disorganized or stingy contractors that hire unskilled workers, have poor or no equipment maintenance, ill-trained or no training of employees, and use of substandard materials. Our employees are paid living wages, each is insured against accidents, and training is ongoing. Treating employees well is the only way to retain talented and dedicated people. Generally, once in a property owner’s life they will have to replace an old and failing roof. Although roof replacement is costly and time consuming, it does give an increased payback when selling a home over an updated kitchen because basic maintenance is a necessity and trumps all other reasons. In fact, according to Home Magazine payback is 105 % after the home sale. Several questions or decisions need to be considered before a roof replacement can happen, for example:
- Are there restrictions from an HOS (Home Owners Association)?
- Will the existing roof frame work with the new design?
- Will my energy use be reduced?
- Will the current venting of the roof be adequate for the replacement roof?
- What are your future plans for the property- are your selling?
- What kind of lifespan do you want in a roof?
The Estimate
When you contact Henrico for a free, no strings attached, roof replacement estimate, it will include a breakdown of all charges- including premium material upgrade costs (different grades of asphalt shingles or premium ridge vent caps). The client will also be advised that the cost could increase should hidden damage be found, such as missing or damaged flashing or rotten wood affecting the stability of the roof deck or beams. However, inspection of the roof’s attic will generally give us an idea of how many deck boards have to be replaced.
Precautions and Courtesies
Henrico Roofing will keep to the scheduled work as agreed upon unless you request changes be made or weather does not permit work to go forward.
We will cover shrubbery and HVAC systems with tarps.
We mark cables and hoses around the property with large flags or ribbons to eliminate unintended property damage.
We do not charge extra for debris cleanup. Each end of day, we will use a magnet sweeper around your property to pick up nails that may have dropped during the roof replacement.
